The objectives of this thesis are to study the factors that have affected on the changes and expansion of community surrounding Mahidol University, Salaya Campus including the level of influence of the university and other factors that affect the changes of the studied area as well as the problems that arise as a result of community expansion and to provide guidelines for the development of the area surrounding Mahidol University, Salaya Campus and its hinter land as a guideline to support the expansion of other universities and surrounding area in the future. The research methodology was survey and translation of aero photograph as well as survey of buying behaviors of the university's population that related to the community by cluster sampling method according to the appropriate sample calculation rule of Yamane in estimation of parameter at 0.05 level of significant. The sample size has set at 500 sets in order to make a comparative study of period before the settlement of the university until present and trends that may happen in the future in order to set a physical, economical and social development guidelines; and an appropriate land use plan for the community surrounding the university in the future. The study found that physical, economical and social changes in Tambon Salaya have been influenced by external factors which are 1) the expansion trends of residential area in the west side of Bangkok which resulted in more expansion from urban to surrounding suburb area in Putthamonthol District; 2) the development of main transportation network that connected to the urban Bangkok has changed the potential area and the settlement of community in form of new housing subdivision community in area that the roads pass through or the ribbon development area i.e Pinklao - Nakhon Chaisri Road, Boromchonni Elevated Road, Kamjanaphisek Road, Petchkasem Road and Nont - Jong thanom Road; 3) Bangkok and metropolis city plan A.D.2000 has set Salaya community as a secondary community that responsible for education and residential; 4) the influential area of Pinklao shopping zone, a regional center, has an influential area that covers the area of Tombon Salaya and cause relocation of population between area. The internal factors are 1) the development of Mahidol University, Salaya Campus has attracted investment in housing construction, store, and semi commercial and residential houses, dormitories, and business buildings along Salaya-Nakhon Chaisri Road. The community had changed from an agricultural community to city community especially in area surrounding the university which serve as a center of higher education of the community. 2) Changes of population in Salaya community and population of the university have resulted in continued employment in service sector which has an increasing trend. 3) Policy and municipal development plan of Tombon Salaya emphasis on developing basic structures to improve the potentiality of being a residential area to respond to the expansion of Bangkok. The above factors have resulted the Salaya community an area with high expansion trends in the future. Therefore , the fact that the University is located near the urban area of Bangkok cannot clearly analyze the influence of the university toward the changes of Tombon Salaya area and the role of being a university in the region that has responsibility to develop its surrounding area. As a result, for the university and surrounding area to make use of land in accordance and in response to future expansion, it should set a role of Salaya community as a city community to provide education, religion, culture as well as commercial services in order to support the residential expansion from Bangkok by using a single land use center and have both street and railway transportation. |
